For some reason there is a mistaken belief in our industry that you are required to disclose that you have received multiple offers on your listing. In fact, you may not disclose that you have received multiple offers to a potential buyer or real estate agent without getting permission from your seller-client. (Preferably in writing!). You should advise the seller-client of the benefits and pit-falls of disclosing. Ultimately, the decision is the seller-client’s and not yours. Disclosing the fact you have multiple offers without seller-client consent violates your duty of confidentiality with your seller-client and subjects you to possible disciplinary action.
